According to data from Savills, companies focused on artificial intelligence have leased more than 486,000 square feet (45,153 square meters) of office space in Manhattan, a figure that not only exceeds the 414,000 square feet (38,460 square meters) of the previous year, but also represents almost double the volume achieved in 2023.\n\nThis accelerated growth is largely due to the push of smaller tech companies with considerable financial backing, which are in full expansion. Although the big names in the sector, such as Amazon, Salesforce and OpenAI, continue to grab media attention for their large-scale operations, the real estate brokers consulted by BisNow maintain that the real dynamism is found in the set of emerging firms that, although they do not yet occupy massive spaces, are generating increasingly intense competition in the office market.\n\nAmong the most notable operations in recent months are the expansion of Salesforce, which added 71,000 square feet (6,596 square meters) at 3 Bryant Park; OpenAI&#8217;s agreement to occupy 90,000 square feet (8,361 square meters) in the Puck building last fall; and the arrival of Sigma Computing at 64,000 square feet (5,946 square meters) at One Madison Avenue during the summer. However, a significant part of the activity comes from startups that opt for smaller spaces, of 5,000 square feet (465 square meters) or less, usually in B-category buildings. The New York-based real estate advisory firm Okada &amp; Co. formalized ten lease agreements with artificial intelligence companies in the summer alone.\n\nMost of these new tenants prefer short-term contracts, between two and three years, although they have significant capital backing. The financial boost is evident: Stanford data indicates that corporate investment in US artificial intelligence companies reached a record of USD 252.3 billion last year, a trend that is now reflected in the demand for physical spaces.\n\nThe growing interest of companies originating from the West Coast, especially those linked to the technological ecosystem of Silicon Valley and Stanford, is consolidating the presence of this sector in Manhattan. According to Newmark&#8217;s tracking, there are currently fifty technology companies actively seeking offices in the city, of which 41% plan to expand, while only a minority considers reducing their size.
